What is Your Property Worth?

Knowing what your property may be worth on the market at this precise time is critically important to a successful sale. Remember, the price you sell at must satisfy both yourself and a buyer so any assessed value must exclude sentiment, emotions or financial needs and instead be based on what the market thinks your property is worth as it stands.

Please realise that if you aren’t prepared to “meet the market”, you could be in for a long wait before selling!

There are three ways to find out the value of your property: –

1. Commission a professional valuer to calculate a current selling price.

2. Research the market yourself noting recent sales of similar properties in your immediate area (your consultant may be able to help here).

3. Ask a real estate agent to appraise your property.

The first is obviously a sound choice, but it is also the most expensive. Remember that regardless of the “bricks and mortar” building costs that a valuer may use in their calculations, at the end of the day it’s what the market thinks the property is worth that determines its street value. Valuers usually research the latest sales information to confirm their assessment and real estate agencies have access to the same information.

The second option is always a good one as it gives you the confidence that what you are hearing from the “experts” is either true or false!

The third option is the usual one that sellers choose. It costs nothing and it’s the agent that does all the work. At the end of the day, whatever your agent (consultant) comes up with as a selling price, it is their task to achieve that, or better. This ensures their price is realistic because their reputation rests on the advice given.

Beware of the agent who tells you a “dream price”! While this may please you at the time (and even influence you to choose them as your listing agent!), three months down the track with no offer anywhere near this dream price, you will be bitterly disappointed.
