More space can open up choices for gardening, hobbies and outdoor living. It also brings work and costs that are easy to underestimate when a property first catches your eye. Compare what you want to do with the land against what the site can actually support.
In larger-land settings such as Nikau Valley, Otaihanga and Te Horo, inspect the shape and slope of the site, access, drainage and the relationship between the house and outdoor areas. A property’s total area does not tell you how much is practical for your plans. Walk the boundaries with permission and ask what structures, equipment or other features are included.
Think through an ordinary maintenance year. Fences, vegetation, accessways, outbuildings and water systems can each require time or specialist help. Decide what you enjoy doing yourself and what you would need to budget for. A manageable established garden may serve you better than more land than you will use.
Confirm the actual water supply, wastewater system, electricity and communications arrangements rather than assuming town services are available. Ask about maintenance records and shared infrastructure. Have your lawyer review access rights, easements, covenants and other title interests, and obtain advice on the condition of relevant systems.
Begin with the home you want and investigate whether the site can support it before relying on a concept image. Ask appropriate designers, builders and engineers about ground conditions, access for construction, earthworks, retaining, services and a realistic overall budget. Include site work and connections as well as the building itself.
Check the applicable planning and building requirements with Kāpiti Coast District Council. Council’s maps show planning and other property layers; its property services provide routes to LIM and property-file information. A listing description, a large land area or nearby development is not approval for your own project.
Work with your lawyer and lender on the due diligence, conditions and timing appropriate to the site and your intended use. Confirm relevant natural hazards and insurance early. Read Settled’s property-research guidance alongside professional advice.
