Marketing Your Home

A good campaign helps the right buyers understand your home, ask informed questions and take the next step. It combines accurate property information, thoughtful presentation, a suitable sale method and personal follow-up.

Show what makes the property work

Photography and the description should explain the home’s strengths clearly: its layout, usable living spaces, outdoor areas and practical features. A floor plan can help a buyer understand the relationship between rooms; useful property documents help them investigate beyond the photographs. Discuss the material you will approve before launch and the privacy arrangements around images of your home.

Choose channels with a purpose

Ask for a written campaign proposal and itemised budget. Discuss where prospective buyers are likely to find the property and why each proposed channel is useful. Website listings, portal advertising, signs, social advertising and print serve different roles; a larger package is not automatically a better fit. Settled’s marketing guidance explains the costs and questions to consider.

Use digital tools to help people act

Our property website lets buyers browse homes, check viewing times and contact the listing salesperson. Clear photographs, details and enquiry routes help a person looking from elsewhere decide whether to investigate further. The useful outcome is an informed conversation, rather than simply a high view count.

Ray White’s network complements the local campaign, but the tools and advertising used for your property should be confirmed in your individual proposal. Ask how interested buyers will be recorded, contacted and kept informed, and what campaign reporting you will receive. Your salesperson’s work in answering questions and following up remains central to using technology well.

Match the sale method to the campaign

An advertised price gives buyers a clear price reference. Negotiation offers flexibility; a deadline or tender gives a defined submission process. Auction brings public bidding and requires buyers to prepare for unconditional terms. Discuss which approach fits the property, likely buyers and your timing, including the alternatives if the first campaign does not produce a sale. Compare the methods of sale before deciding.

Review interest and make informed adjustments

Agree when you will receive updates on enquiries, viewings, feedback and offers. Separate browsing activity from buyers who have taken concrete steps towards purchasing. If the response is weaker than expected, discuss price, presentation, access and the competing homes buyers are considering.
