A useful selling conversation should leave you clear about the likely price range, the work proposed and what you will pay. Keep those questions together: a headline estimate is only one part of deciding how to sell.
An appraisal is a salesperson’s estimate of a likely selling range based on the property and relevant market evidence. Ask which recent sales are comparable and what makes your home different. A rating valuation is prepared for rating purposes; it does not establish what a particular buyer will pay today. A registered valuation serves a different professional purpose again. Our property-worth guide helps you prepare for that discussion.
Ask for a written explanation of commission, how it is calculated, when it becomes payable and the GST treatment. Have marketing costs itemised, with the proposed channels and payment dates. Check what is included, what is optional and whether a cost remains payable if the property does not sell. Allow separately for your lawyer, preparation, moving and any finance costs relevant to your situation.
Compare the proposed work and service as well as the total. If one campaign costs more, ask what that additional spending is intended to achieve and how you will review its usefulness.
The agency agreement is a binding contract with the agency. Check the type of agency, its term, the agreed sale method, fees and expenses, and what happens when the agreement ends. Ask your lawyer about any uncertainty, particularly if you have previously instructed another agency. Settled’s agency agreement guidance explains the information and guide you should receive.
Discuss the proposed launch date, access, viewings, feedback and the point at which you will review the campaign. Decide who will be involved in decisions and how an offer will be discussed if someone is away. If you are buying another home, talk with your lawyer and lender about timing and commitments before relying on the sale proceeds.
